Why clear scope matters before pricing building works
As a QS-trained contractor, I've priced hundreds of projects - from single bathroom refurbishments to multi-storey residential developments. The single most reliable predictor of whether a project runs smoothly is the quality of information available at the point of pricing.
When scope is vague, contractors fill the gaps with assumptions. Those assumptions protect the contractor, not you.
What "scope" actually means
Scope is the complete, agreed description of everything to be done - the what, the how, and the to-what-standard. A scope document could be a drawing set, a specification, a schedule of works, or simply a very detailed room-by-room written brief. It doesn't have to be complex - it just has to be complete.
Without it, every contractor is pricing a different project.
How vague scope hides cost
Consider a "kitchen refurbishment" priced without full information. One contractor assumes mid-range units from a high-street supplier. Another assumes a bespoke joinery package. One allows a day to move a single radiator. Another doesn't include any heating work at all. Both produce a price labelled "kitchen refurbishment" - but they're not comparable, and neither is complete.
The variation in real prices on underdefined projects can be 40–100%. That's not contractors being dishonest - it's contractors making different assumptions when the information isn't there to guide them.
What to include in your brief
- Floor plans (even hand-sketched) showing existing and proposed layout
- A room-by-room schedule covering finishes, fixture types, and any structural changes
- Existing conditions - what's staying, what's going, and any known issues
- Your standard expectations: are you looking for mid-market or high-spec finishes?
- Key items already purchased or on order
- Your timeline and any hard constraints
What happens when scope is clear

Allowances become visible - "we've allowed £X for your kitchen units; if you're above that, the difference is passed through at cost." That's an honest, manageable conversation. It's very different from a surprise invoice four weeks in.
