Bayocorp is developing Higher-Risk Building (HRB) refurbishment as a deliberate specialism, not an occasional add-on. Few contractors actively position around Higher-Risk Building refurbishments, Building Safety Regulator (BSR) projects, Gateway 2 construction support and Gateway 3 completion and handover, so our role is to help clients approach regulated works with clearer construction delivery, evidence and coordination.
Bayocorp delivers suitable refurbishment and small works packages within Higher-Risk Buildings, coordinating construction information, change control, competent trades, quality evidence and handover documentation as part of the wider Building Safety Regulator Gateway process.
We do not act as the Building Safety Regulator, a building control approver, principal designer or fire engineer unless separately and formally appointed for a defined role. Our role is competent construction delivery and documentation within the wider regulated process.

Do you only work on large Higher-Risk Building (HRB) projects?
No. Bayocorp focuses on practical refurbishment and fit-out works, including suitable smaller packages in London flats, mansion blocks and residential blocks where Higher-Risk Building or Building Safety Regulator requirements may apply.
Can you help with Gateway 2 and Gateway 3?
Yes. Bayocorp can support the coordination and practical delivery of construction information, quality evidence, change control and handover documentation needed within Gateway 2 and Gateway 3 processes, working alongside the client's appointed design team, consultants, building control professionals and registered specialists where required.
Can you support works in older mansion blocks?
Yes. Is this the same as a building survey?
No. This is not a certified building survey, structural survey, condition report or mortgage valuation. How do you review new enquiries?
Every project is different. We review each enquiry individually, taking account of the scope, property, specification, programme and level of management required.
Do you handle planning permission and building control?
Yes. We help clients understand what planning consent, permitted development, leasehold approval, Building Regulations compliance or Building Safety Regulator support may apply to their project, coordinate with architects and structural engineers, and manage the building control process through to final sign-off. We don't leave clients to figure this out themselves.
Do you work with homeowners, landlords or developers?
All three. We work with homeowners on residential renovations and extensions, with landlords on refurbishments and void works, and with developers on new-build packages and Quantity Surveying (QS) consultancy. The approach is the same regardless - detailed planning, clear communication, structured delivery.
How quickly can you start?
Start dates depend on the current pipeline and the size of your project. We'll give you a realistic mobilisation date as part of the scoping process. We'd rather be honest about lead times than overcommit and underdeliver.
What areas do you cover?
We're based in North London (N19) and cover all London boroughs and the surrounding South East counties - including Surrey, West Sussex, Kent, Essex and Hertfordshire. As a general rule: if you're inside or near the M25, we can help.
Are you insured and accredited?
Yes. Bayocorp holds public liability and employers liability insurance, with the current Markel International employers liability certificate running from 16 July 2026 to 15 July 2027 under policy ACC00000464. Ade holds National Vocational Qualification (NVQ) Level 7 in Construction Site Management and Site Management Safety Training Scheme (SMSTS). Works requiring specialist certification are undertaken and certified by appropriately registered trades. Full insurance details and certificates are available on request.
