Bayocorp took over a difficult half-built renovation after the client became unhappy with the previous contractor, then reviewed, repaired and completed the works to a finished standard.
Project context
The important part of this case study is the setting around the work: the building type, the client requirement, the access conditions and the level of finish expected at handover.
The job was half-completed and contained several issues requiring immediate attention.
On review, Bayocorp found areas that needed to be undone and redone. Electrical and plumbing systems were incomplete alongside other unfinished or incorrect elements.
How the work was approached
The work was treated as a sequence of connected decisions rather than separate trade tasks. Planning, ordering, site access, supervision and finish standards all needed to line up so that each stage supported the next.
Bayocorp carefully dismantled, repaired and upgraded the affected works, then completed the electrical wiring and plumbing to create a safer foundation for the rest of the renovation.
The team designed, manufactured and installed a custom kitchen, added underfloor heating, reworked the bathroom with microcement finishes, applied microcement to the toilet and main open-plan kitchen-lounge area, installed a new efficient boiler and radiators, fitted a new staircase, laid engineered wood flooring and redecorated throughout.
Outcome
Despite the complexity of taking over another contractor's unfinished work, Bayocorp completed the renovation to a high standard.
The finished home became modern, functional and comfortable, and the client was pleased with the final outcome after a long and difficult route.
Takeover projects require a different type of management because the first task is not simply to build. The team must inspect, understand what has been left behind, decide what can stay and plan what must be corrected before finishing works can proceed.
