Quantity Surveying (QS) & Estimating

Quantity surveying and estimating from a contractor that builds.

Bayocorp provides quantity take-offs, tender pricing, cost plans and contract support for contractors, subcontractors and developers. Our estimating comes from delivering refurbishment and drylining work ourselves, so the numbers are built around how the work actually goes together on site.

What We Do

Measured quantities, priced scopes and contracts that say what was agreed.

A price is only as good as the quantities and the scope underneath it. We measure from the drawings, write the scope so it can be priced and checked, and set out what is included, excluded and provisional, so two tenders can actually be compared and a variation can be traced back to a change.

We specialise in drylining take-offs and estimating, and cover all trades across residential and commercial projects.

Provisional Sums

Where budgets go wrong, and how a cost plan stops it.

Most overruns are visible in the quotation before work starts: provisional sums for work that has not been designed, prime cost sums for items not yet chosen, and gaps between what the drawings show and what the scope says. A cost plan names those risks, sizes the contingency honestly and shows what has to be decided to turn an allowance into a fixed figure.

For contractors we bring the same discipline to the other side: tender submissions that state their assumptions, and variations recorded and valued as they happen rather than reconstructed at the final account.

Comparing Tenders

Why two quotations for the same job rarely describe the same job.

When prices for one project come back far apart, the usual reason is not that one builder is cheap and another expensive. It is that each has priced a different reading of the same incomplete information: one has allowed for making good and another has not, one has included the skip and scaffold licences, one has carried a provisional sum where another has guessed a figure. Normalising tenders against a single scope, line by line, is often the most useful thing a quantity surveyor does before a contract is signed.

We do the same exercise in reverse when we price: every assumption we have made is written down, so the client or main contractor can see what they are comparing.

Back Office

Commercial support behind the site team.

For firms that need commercial and administrative help without a full in-house team, we provide tender preparation, estimating, cost tracking, variations, project paperwork and document control as an ongoing back-office service.

How It Runs

How Bayocorp runs the work.

4

Support through the contract

Where required, variations, valuations and contract administration through to the final account.

Local Considerations

Who we work with.

Contractors, subcontractors, developers and property professionals across London and the South East. Homeowners who want a cost picture before buying or committing to a project usually want our pre-purchase renovation cost plan instead.

Common Questions

Quantity Surveying questions we hear often.

Do you provide estimating for other contractors?

Yes. Quantity take-offs, tender pricing, cost plans and bid preparation for contractors, subcontractors and developers, as a one-off or as ongoing back-office support.

Do you only price drylining?

No. Drylining take-offs and estimating are our specialism, but we cover all trades across residential and commercial projects.

What is the difference between a provisional sum and a fixed price?

A provisional sum is an allowance for work that cannot yet be priced accurately, usually because it is not designed or chosen. It will change when the work is defined. A cost plan names each one and what has to happen to fix it.

Can you help with JCT or NEC contracts?

Yes. We provide contract support on JCT and NEC forms, including recording and valuing variations and preparing valuations.

I am a homeowner. Is this the right service?

Usually the pre-purchase renovation cost plan or a priced scope for your project suits a homeowner better. Get in touch and we will point you to the right route.
