Drylining contractors for London and the South East.
Bayocorp is a specialist drylining contractor. We deliver drylining packages on new-build and refurbishment projects, as part of our own work and as a standalone package for main contractors and developers who need a subcontractor that turns up, follows the specified system and finishes to the same standard on every plot.
What a drylining package from us covers.
Partitions, linings and ceilings built to the manufacturer's specified system, because a partition's fire and acoustic performance only exists if the whole tested system is built: the stud, the board, the insulation, the fixings, the sealant at the head and base. Substituting one component quietly removes the performance the drawing promised.
We take the package from setting out through to a finish ready for decoration, and coordinate it with the trades either side of us: the first fix that has to be in before boarding, and the decorator who inherits our joints.
- Metal stud and timber frame partitions
- Acoustic and thermal insulation
- Plasterboard fixing, tape and jointing
- Skim and finish plaster, blue grit and bonding coat
- Suspended ceilings and bulkheads
- Specialist drylining for new-build developments
Taken off from the drawings, not estimated by the square metre.
Drylining is priced well or badly at the take-off. We measure stud, track, board and insulation from the drawings by wall type, so the tender reflects the specified systems, the heights and the openings rather than an average rate. It is the same quantity surveying discipline we sell as a service, which is why our tenders tend to say what is excluded as clearly as what is included.

Drylining in our case studies.
At Honour's Acre in West Sussex we delivered the drylining, insulation, tape and jointing package across nine new-build houses for Future Designer Homes, to a consistent standard on every plot. In Islington N1 we carried out drylining, plastering and insulation to five new-build flats for N & P Interiors, above a ground-floor shop that stayed open throughout. We have also worked on a historic building at Ide Hill, Sevenoaks, and our founder's site experience includes ceiling and drylining works at the Four Seasons Hotel, Park Lane.
How Bayocorp runs the work.
Drawings and specification
We read the drawings and the specified systems, and raise anything that does not add up before we price.
Take-off and tender
Quantities measured by wall and ceiling type, priced with clear inclusions and exclusions.
Programme and sequencing
Our package planned against the main contractor's programme, first fix and the trades that follow us.
Install, check and hand over
Built to the specified system, checked plot by plot or floor by floor, and handed over ready for decoration.
Where we work.
We are based in Archway N19 and take drylining packages across London and into the South East. Our project work has taken us to West Sussex, East Sussex and Kent as well as central and North London.
Drylining questions we hear often.
Do you take drylining as a standalone subcontract package?
Yes. Alongside drylining on our own refurbishment projects, we take standalone drylining packages for main contractors and developers on new-build and refurbishment work.
Do you install fire-rated and acoustic partitions?
Yes, built to the manufacturer's specified system. A partition only achieves its tested fire or acoustic performance when every component of that system is used as specified, so we do not substitute components to save cost.
How do you price a drylining package?
From a take-off: stud, track, board and insulation measured from the drawings by wall and ceiling type. The tender sets out what is included and what is not, so there is less to argue about at the final account.
Do you cover plastering as well as drylining?
Yes. Tape and jointing, skim and finish plaster, and blue grit and bonding coat applications are all part of what we deliver.
Do you work outside London?
Yes. Our case studies include new-build houses in West Sussex, a historic building in Kent and work in East Sussex. We take packages across London and the South East.
